What is the actual beach like? Is it good for kids, swimming, surfing, etc... (Interestingly enough, I get this question fairly often...)

Kids: Nothing like a day at the beach with kids - and they will love this beach - especially at lower tides. They can splash around, safely, and have fun. Of course, always be vigilant and responsible. At higher tides it can be much more active at the shore, and will require more attention, especially during periods of higher wind. Note: There are no lifeguards in front of our condos.
Adults: Splashing around in Need to be aware of riptides. It can be fun for adults and older kids to bob in the waves (It pretty shallow near the waters edge and sometimes 50 to 100 feet out). What Stacy and I have seen happen is that people are unaware that the current can take them further out, where it become harder and harder to find the sandy bottom. Then they have to swim - and they may not be strong swimmers. Even strong swimmers need to be aware of currents / riptides...
Swimming: It is great fun to get in the water. However, if you are thinking about swimming "laps" so to speak, only very strong swimmers, actually "swim" off Cocoa Beach.
Boogie Boarding: We provide 2 in each unit. This is probably the best way to catch waves - without learning a new "sport".
Surfing: My Brother-in-law and 20-ish year old kids tried surfing, Feb 2021. They rented boards and full body wet suits... They spent about 5 hours a day in the water. It was epic. However, it was not easy. The surf is better at low tides with low wind. Ron Jon's rents boards pretty cheap - but I don't think they rent the wet-suits. So they got those at Cocoa Beach Surf Company. However, for a little more money, A1A Beach rentals will bring it all to you!
Paddle Boarding: For the adventurous - rent and head out and try to catch some waves on a mild day in the ocean. Or, for something a lot easier (and possibly a lot more sane) rent and head out on the Banana river. Just ask the the place where you rent, whereto put in!
Kite Boarding: I used to windsurf a lot - but kite-boarding looks great - and easier.... It looks pretty epic. You can go watch them along the 520 causeway (as seen in the picture below), just north of Ron Jon's (take a left).
